James Buren, RHI here filling in for our outgoing President Andrew Dixon, RHI. As we head towards our AGM on June 8, now is the time to do a personal inventory. 

Are you busy enough? What does it mean to be an RHI versus an RHI®? What can you do to enhance the OAHI and your reputation? 

My friend Barry Quinn (yes, Pat’s brother) said at his retirement from the bench (as a justice of the peace) that volunteerism was key to his life and his success. My personal experience would attest to that. Home inspection is a solo gig and it’s good for you to enjoy the comradery of others who share your experiences. And like the old saying goes: It’s better to give than to receive.

Be a boy scout and do a good turn. Volunteer to support your association and colleagues. Run for office. Even better, be a champion and use your skills as OAHI president. We have a great core board and with Murray Parish’s continued oversight and assistance you can take us places we have never gone before. 

Our small increase in membership fees after years and years of ignoring inflation is something to embrace as we continue to represent the OAHI in Ontario.

Check in next month when I can provide an update on the Home Construction Regulatory Authority’s (HCRA) Building Research and Collaboration Council (BRRC) meeting this coming Friday.

Here’s hoping that May is a great spring market for everyone. This type of change opens negotiations to home inspections. Without hard data we have to rely on anecdotal information, but I am sure you are all doing well.

Regardless, pick up the phone. Call the people you know trust you to do the professional inspection they need, and I will bet you will get at least one more job without buying any advertising.

Here’s to enjoying a few jokes and a few laughs amongst friends and colleagues. Nothing serious and no joking around on site!

Speaking of jokes, what is no joke is the level of volunteerism exhibited by the OAHI members is way down. The 2020s mark a remarkable low in volunteerism, down from an admiral high 15 to 20 years ago. Within our demographic the lack of volunteers is exacerbated by the young guards’ need to earn a living and the tiredness of the old guard.

That’s a trend many volunteer-based organizations are noting unless staffed by retirees, and I know of what I speak as I do volunteer on a community level. Furthermore, online meetings are not nearly as stimulating as in-person meetings, there’s reduced interaction of a positive sort and you can’t relax and shoot the breeze with your colleagues after the meeting so its harder to forge working and personal relationships.

There are those who will blame OAHI leadership for the decline, the same as some complained about a one-day workshop rather than a three-day conference. To those detractors I have a simple answer, volunteer! 

Assume some of the load of running a professional association working in your best interests. Learn to work with others! Organizing a conference doesn’t happen overnight, it takes time and effort, as does changing the bylaws to reflect modern needs or paying the bills or writing this newsletter or organizing education offerings or negotiating with the many stakeholders in the inspection business.  Please click here for more information on the positions, requirements, and the path to volunteering.

Personally, I am tired of seeing the same old volunteer faces, their numbers are dwindling and I’d like to see some new ones. Not that I don’t appreciate those older faces, they have done yeomen duties on behalf of OAHI and its members, and for that I thank them whole heartedly. All of the people I remember from the earliest years are retired or if still practicing members, they have moved from OAHI to concentrating on their businesses, families, and health. I plan to join them in the immediate future.

The annual general meeting will be coming soon with a budget to approve and bylaw revisions to approve that will allow us to move forward efficiently. It will be held online in the morning and it won’t take long, so delay that home inspection until the afternoon and participate; there are no excuses to not vote on any of the matters before the membership, as a lack of volunteers creates a need for paid help, and as we cannot operate at a deficit, expect dues to rise. 

Education
The 2024 OAHI Winter Workshop was a success as judged by the members in attendance. The four educators were first class and the RHI panel went over very well with many topics dear to home inspectors’ hearts and minds discussed and debated. Thanks to our sponsors and exhibitors and please support them. Congratulations to the prize winners! And a big thank you to the EPC volunteers, RHIs all: Bob Brander, James Buren, John Hansen, Alrek Meipoom, and Tom Rando.

Connect, Train, Thrive

Greetings OAHI Members,

Education is one of OAHI’s keys. It’s what makes us better home inspectors. But it’s not just the technical part of training, it’s the camaraderie, the networking, and the support.  

 

When we all connect at the OAHI Winter Workshop, or perhaps the Pool Inspection Course, the OBC courses and the Defect Recognition and Reporting Course, or any of the other courses OAHI offers, we build a better profession and can refer each other for more business opportunities. See the "Build Your Business Tip" in the Februrary newsletter for more information.

 

So many times, I have done home inspections because another home inspector got to know me through my work on the OAHI board of directors, participation in OAHI in-person training, and volunteering with the association. And I have done the same for other OAHI members. We help each other. 

 

When I see you connecting with your peers, taking courses, engaging in class, and participating in committees, I, like my colleagues make mental notes: I can’t do this pool inspection this week, but Robin Hood made a good impression during the course, so maybe they’re available for the job, and so on.

 

We help each other. But we have to know who you are. We get to know you in courses and in meetings.

 

And let’s face it, being self-employed can be lonely sometimes. That’s why it’s so important to participate in-person OAHI events, beyond getting your continuing education units (CEUs) and upgrading your membership. 

 

We can also offer tips on home inspection software, which insurance companies to consider, tools to use (and how to handle them when they are finicky), navigating down time (ugh), and venting over those what were they thinking moments, how to upgrade, and those how do you keep going times (hopefully they are few and far between), and so much more.

 

We are here for you. Connect with us. Connect with each other.

 Happy Holidays!

Greetings OAHI Members,

andrew_dixon_rhi_yhi2020wcu2_small_ep.jpgI hope you have a merry Christmas and a happy holiday. 2023 has been a rebound year for many of us, business is up after the pandemic slow down and the return to more realistic housing prices. So far November has been decent and here’s hoping December is too.

Your OAHI board has been working hard since we last spoke. On the education front, we have completed the initial stages of planning for our second Pool Inspection Course in late spring, 2024. Tom Rando, RHI will reprise his role as educator and lead a new group of home inspectors through the necessary steps to offer competent pool inspections in addition to their home inspections. The summer is short, you might as well make hay while the sun shines! Contact the office (oahi@oahi.com) if you too want to make some hay next summer.

In addition, Alrek Meipoom, RHI taught a valuable and updated Defect Recognition and Reporting Course (DRRC) last month. When I visited the class, I was impressed with the high caliber of both the students and the material. It was great to be talking to seven RHIs-in-waiting. Seven more RHIs is good for the profession and the association. 

The above paragraphs bring to mind two items of importance to OAHI, its members and the home inspection industry in Ontario. Firstly, the only RHI that is qualified and that matters in Ontario is the RHI (Registered Home Inspector) designation awarded by OAHI under Bill Pr158 (An Act respecting the Ontario Association of Home Inspectors). All others are pretenders. As an OAHI member whether an RHI or working towards your RHI, remember you are one of the best educated and knowledgeable inspectors in Ontario. I remember proudly the day I received my RHI designation, it was a pinnacle in my career. So I encourage you to say it loud and say it proudly, I am an OAHI member and a proud RHI.

The second thought that comes to my mind is about those RHIs-in-waiting and how much they have to offer, to the home buying public, to OAHI, and to the profession. OAHI is basically staffed by volunteers; giving some time to the association as a director, committee member or just helping at events, is a way of giving to your clients as well.
Put those OAHI high standards and best education to use with your clients and the association.

Keeping OAHI strong keeps the profession strong and means that top-notch inspections are available to Ontario residents. And by the way, in appealing for volunteers, I am not just speaking to the seven RHIs-in-waiting, I am speaking to all OAHI members from student to established RHI. An Old Idea Becomes New Again

andrew_dixon_rhi_yhi2020wcu2_small_ep.jpgI have to say that the weather this fall has been about as good as it gets. Up until recently I was doing home inspections in a short sleeve shirt, mostly in the sun, and even when it rained, the rain was warm. It’s good inspection weather. While I like winter, I wouldn’t mind a few more weeks like this.

I hope everyone had a good Halloween, it’s one of my favourite times of the year, I love the costumes and the scary mood. I was good yesterday, I had just a little bit of candy!

I like to take this opportunity to thank Terry “Count Dealbreaker” Carson, RHI and his assistant “Igor” Meipoom for last Thursday’s Scary Home Inspections. It’s an OAHI tradition and Terry’s 10th anniversary was as always, a great show with plenty of scary inspections. I got there late but really enjoyed it as did inspectors from across Ontario.

OAHI and the Education Programs Committee are very pleased to announce that we will be holding a Winter Workshop Feb. 24, 2024. Back before conferences became the rage the one-day Winter Workshop was an OAHI annual event, a staple in the education process, and we are continuing that tradition in 2024.

The event will be held in the GTA and will feature a full day of education relevant to home inspections, plenty of CEUs, a round table discussion on the industry, a keynote address, peer interaction and lunch! More information will be forthcoming so watch for our eblasts, social media posts, and the monthly "Inspection Connection."

Greetings from Bowmanville, the jewel of the Durham Region. Bowmanville has been experiencing a growth spurt over the last few years with more houses, more people, more traffic, but it still a sleepy Ontario town on a Sunday morning. I just got back from an early morning walk on the Bowmanville Creek path close to my home and I only saw a few dog walkers, one family and some cyclists. But the day is young.
 
I am excited for the fall as OAHI gears up for education and peer interaction. RHI Tom Rando’s Pool Inspection course is full, but we have a waiting list established for the spring offering in early May. Contact the office (oahi@oahi.com) and get your name on the list and be ready for a busier summer as you add pool inspections to your services offered.
 
Terry Carson, RHI and I were talking last week about some topics dear to Terry’s heart. Firstly, Terry will be producing another “oh so scary” Count Dealbreaker for the OAHI Mentorship Café in October. It will be the Tenth Annual OAHI Halloween  - Scary Home Inspector Stories 2023 – see below for more information. Terry will also be offering an online course in Effective Report Writing. Watch for the announcements.
 
As to peer interaction, two years of COVID and other factors have contributed to a decline in the attendance and volunteerism needed to continue with the regional meeting groups. To repair that void James Buren, RHI and the Member Relations committee are instituting a form of provincial meeting group by re-introducing an expanded OAHI Mentorship Café series. The on-line series will be offered regularly with attendance earning CEUs; it will include an update and discussion component as well as an educational session. We’ll be starting off with Practice Design and Cost Management on Sept. 28, Count Dealbreaker on Oct. 26, and Water Testing on Nov. 30.
 
And to top off all things educational the Board of Examiners will be offering courses this fall so watch for the announcements and the chance to continue your housing education. The Café and our online courses will require Zoom capabilities and pre-registration.
 
The board and I have been working on stakeholder relations and related initiatives which we will introduce over the next few months. And one last thing, OAHI, like many organizations devoted to member advancement and professionalism, needs volunteers from the membership to help so we can continue to offer services in our members’ best interests. If you have the time and the volunteer inclination, contact the office and volunteer to help your association.

Canada Day always fills me with so much pride about our beautiful country. We are indeed blessed to live and work in Canada.
 
I was speaking recently with Tom Rando, RHI about the current state of the home inspection market. Tom was commenting that he is no longer just being booked to conduct home inspections in the buyer sense of the words. He is receiving more and more queries and getting bookings and full fees for problem solving and maintenance inspections, and he is not advertising those services directly.
 
Tom also does pool inspections, IAQ (indoor air quality) assessments, and mold and radon testing: services he does advertise and of which he does numerous in any given month. Not all of his problem solving is for repeat clients, most is from new clients that have a problem and are looking for help. Tom is a busy self-employed businessman.
 
That brought to mind past president Jeff Clarke’s excellent presentation at the 2023 OAHI Education Conference about diversification. Jeff is a firm believer in diversification: offering services that homeowners want and need including problem solving, single item inspections, and renovation consulting. As with Tom, Jeff knows these services extend throughout the life of a home; they are not just limited to that first contact, the initial buying process – the home inspection. All of these services are related to home inspection, and with a little more training we’re all capable of offering them.  
 
Through diversification both Tom and Jeff can adapt to market fluctuations and still earn a good living. They are offering a range of services that homeowners need, so if house sales slow or bidding wars ensue, they have fall back services. My career with Mike Holmes was all about a conducting a variety of services, not just straight home inspections. It made for an interesting life, and I was able to help a lot of people. For the record, I’ve always learned from other home inspectors, and I offer some of the services championed by Tom and Jeff. Both of these RHIs are mentors, so feel free to reach out them.  OAHI members help OAHI members.
 
Diversification certainly includes the services mentioned above but also IAQ and radon testing, WETT inspections, pool inspections, renovation consulting, infrared camera scans and commercial inspections. There are probably more services – if you think of any let me know at oahi@oahi.com and I’ll share them. I am a believer in diversification.
 
Home inspection is a great career, I am very happy I’ve spent the last 26 years in the profession, however we can all find ourselves affected by market whims. Diversification smooths out the highs and lows and allows us to make a good living helping people. OAHI can help, look for more specialized training in our fall educational offerings and at the 2024 OAHI Education Conference.

The Market is Changing
Happy Canada Day!

  leigh_gate_rhi_oahi_pres_2021.pngThe housing market has been “hot” for many years, and out of balance for over a year now.

As professional home inspectors, this has meant a downturn in business and the need to become innovative in our approach. We have seen a rise in popularity for pre-list inspections, which I hope will continue.

OAHI’s involvement in the new Canadian Home Inspectors for Consumers (CHIC) group, along with other association and franchise group leaders, is working hard to promote the need for home inspections on your behalf. There will be more to come from CHIC that will benefit all of us.

One constant concern with the idea of pre-list inspections (or the mention of mandatory home inspections), is that we are not a regulated profession; consumers are rightly concerned about less-qualified home inspectors that may not have proper insurance coverage or proper standards.

The answer is simple: In the absence of provincial regulation, consumers need to turn to OAHI member home inspectors to ensure they are hiring a qualified, trained home inspector for their services.

Our new website is close to launching some modules, including an enhanced “Find an Inspector” directory. We are developing messaging for the public, promoting the qualifications of OAHI members, and pushing people to the directory to find a home inspector in the area they need.

It is OAHI membership renewal season! I have renewed my membership, and I ask that you do so as well if you have not already.

OAHI is working hard to advocate for our members, provide business service discounts and make ongoing training more accessible to you.

Your OAHI membership fee remains lower than the cost of one home inspection per year, and once again has not increased.

Thank you for your continued membership with OAHI, and please be sure to renew this week – we need your help to continue to improve our profession.

OAHI Works For You!

OAHI has restarted in-class learning and ramped up online sessions to help you stay sharp and advance your knowledge.

Professional Mentoring – Believe it or not, one of the biggest benefits is our report verification and mentoring services. When you have reports verified, your reports are evaluated against our SOP (Standard Operation Procedures) and given valuable direction to help you avoid pitfalls and litigation. Mentoring helps inspectors hone their skills and see an inspection from a seasoned perspective.

Advocacy The OAHI volunteer team works behind the scenes every week to help bring you valuable business discounts, resources, and education. We also strive to help work on issues like consumer protection in a hot real estate market. These are difficult tasks, and we need a strong membership to have a voice with our stakeholders – including participating in working groups with other associations coast-to-coast such as CHIC.

If you have taken the DRRC course, the OBC Part 9 courses and report verifications, I am sure you can appreciate the value of being an OAHI member home inspector. If you are still progressing through the Member Qualification System (MQS), please know that these requirements vastly improve your skills and elevate your business. Member discounts certainly help along the way.

OAHI 2022 Annual General Meeting

At the meeting, you will receive an update on what OAHI volunteers have been working on for our association and the profession, the next term budget, and elections for the board.

Each year, we struggle with two significant issues: We need volunteers to assist in completing the work, and we want you to attend the meeting to have your say in the business of the association.

The imbalanced real estate market has had quite the effect on our businesses and while work is continuing in the background, with the goal to influence change, we need to stand strong together to make progress.

Watch your email for the registration, and plan to spend time with us on Saturday morning, March 26. We need you there.

Update – Working On Your Behalf

  leigh_gate_rhi.jpgAt the risk of sounding like a broken record, I want to recognize the current real estate market is very challenging for professional home inspectors. In speaking with many members (and non-members), I find that we are all suffering in business, while homebuyers are regrettably foregoing conditions.

The number one question I am asked, is what can be done about this dangerous market? Truthfully, Ontario home inspectors cannot influence the market; there are few things that can be done, save for government policy changes. To that end, I have been working to start that discussion, and have joined an industry panel to address our challenges and work towards a solution.

In January, Jordan Wilson, director of operations at the Federal Ministry of Housing, Diversity, and Inclusion met with Andrew Dixon, Erica Phillips and me. During that Zoom meeting, we discussed the upcoming Conference and of course, the state of the real estate market and its effect on our profession and consumer protection. While I believe that the message was well received, and the Liberal housing plan outlines some reasonable solutions, much of the responsibility for housing policy remains a provincial jurisdiction. I am hopeful for more discussions and solutions.

A panel of industry leaders has been having similar discussions about what the root cause and potential solutions are. While the panel is in the early stages, I suspect the influence will be substantial. Work is being completed behind the scenes right now, and there will be deliverables as soon as possible.

Lastly, you may have seen the recent CBC article with input from OAHI and ONACHI with regards to the impact this market is having on inspectors and homebuyers. I believe that is just the tip of the spear, more to come.

Our profession faces challenges, and I want you to know that the work is happening on multiple fronts to find any solution possible. Your OAHI volunteers are working very hard on your behalf.

Canada’s Premiere Home Inspection Conference

 

  leigh_gate_rhi.jpgThe 2022 OAHI Education Conference committee has been hard at work preparing for Feb. 25-27, 2022 in Burlington!

If you have attended an OAHI Education Conference in previous years, you already know how valuable it is to network with peers, speak with industry leaders and vendors, and benefit from the wide range of educational sessions.

If you have not yet attended an OAHI conference, I strongly encourage you to make plans to be there! Whether you are a newer inspector or a seasoned veteran, the session calendar has something for you.

I have said to Andrew Dixon (conference chair) many times, that when I was a new inspector many years ago, I joined three associations to determine which would be of most value to me. After attending my first conference, I knew OAHI was geared to help me grow my business and help me become the best home inspector I can be. OAHI has many great member benefits, and for me, the conference is at the top of the list.

OAHI AGM

On another note – our Annual General Meeting will be held on Saturday March 26, 2022. Last year’s virtual AGM was able to draw higher attendance at less cost to the association; we will be sending information about that soon.

Prior to the AGM, we need members to step forward and volunteer some time and talent! Please consider applying to volunteer on a committee, or if you are an RHI, to the board as a director.

We have over 300 members, more than half of which have achieved the RHI designation; only a handful of members work hard to do the work of the association, either on committee or the board. We need your help to continue to benefit all of us.

Charging into 2022 

  leigh_gate_rhi.jpgAs we begin to close the books on 2021, I would like to thank OAHI’s volunteers for a productive year.

  • Work is progressing on a new, improved OAHI website, including an upgraded “find an inspector” search tool to increase our visibility to consumers and Realtors.
  • Several new member discounts were added and renewed throughout the year to assist you with your business.
  • The Policy & Procedure manual for the association is being continually updated, which will help move OAHI forward.
  • Our Part 9 courses and DRRC course are being put together for in-person learning early in the new year to help members advance their membership and earn CEUs.

And of course, the 2022 OAHI Education Conference committee is hard at work assembling Canada's Premier Home Inspection Conference providing you with networking, education, and best practices. I hope to see you in Burlington Feb. 25-27, 2022! Our conference theme is Educate:Elevate.

This progress would not be possible without the hard work of our small team of volunteers. There is much more to do (insurance, pre-list / post-purchase inspections, regional meeting groups), and we need your help!

Please consider volunteering for an OAHI committee; RHI members please watch for the call for board nominations soon. Without volunteers, the work of the association cannot be completed.

I am excited to charge into 2022 and move forward with our association and profession.

The Cost of Doing Business

Canada’s inflation rate is as high as it has been in the past two decades, and the Bank of Canada is forecasting a 5% inflation rate by the end of this year. Many factors contribute to our high rate of inflation, and it affects everyone as gas, home heating, and food prices are all on the rise. Business insurance costs have increased dramatically, to say the least.

I work primarily in Simcoe County and looked at the average price of homes as recorded by the Barrie & District Association of REALTORS® and found the home prices have risen more than 300% since 2005. The past year alone has seen a jump of over 40% in housing prices. Closing costs, moving services, legal fees, and commissions have all gone up. In the same 16-year span, home inspection rates have (rhetorically) grown by about 25%.

Where are your rates compared to last year, or five years ago? Have you kept up with inflation and the rise in your business costs? Do you charge what an OAHI member inspector is worth, or are you just following the competition?


As we begin to close out the year, it is a good time to look at your pricing compared to your service, qualifications, and the cost of doing business. Raising rates is a difficult choice, although not as difficult as choosing to run a less profitable business.

Ancillary services are another option to grow business; November is Radon Awareness Month. Visit the Member Discount section at www.oahi.com to find an offer from Radon Environmental Management, and plan to attend the 2022 OAHI Education Conference to learn more about radon in homes. Running from Feb. 25 to 27, 2022, the conference is a fantastic opportunity to learn about ancillary services and network with colleagues to share best business practices.

                       Our Ever-Changing World

  leigh_gate_rhi.jpgAs our veteran members will likely attest, our profession is dependent on many external factors: The real estate market, foreign investment policy, and housing supply to name the most influential. Our business is cyclical, and it gets pulled in different directions by outside influences.

Over the past two years, we can add the COVID pandemic to the list.

The newly re-elected Liberal federal government has promised to help ease the housing crisis with various policies, including increasing housing supply, suppression of foreign investments in housing, and a “home buyers’ bill of rights.” It is no surprise to learn that every buyer already has the legal right to a home inspection condition, and I look forward to learning what may be new with the current election promise. At the very least, I am encouraged to see these challenges become an election issue.

Ontario’s scorching hot seller’s market certainly affects our business and leads to varied business models such as pre-list inspections, post-purchase inspections, and pre-offer consultations. Please ensure the services you provide are covered by your insurance provider.

The global pandemic has also changed the way we do business, and I suspect there are more changes to come; the time is right to think about vaccine status, and whether it will affect our ability to inspect occupied homes. For members who are not vaccinated (regardless of reason), the lack of vaccination may become an impediment to access. I won’t wade into the vaccine debate, although I do want to make sure this issue is on your radar should it become an issue.

Consumer Protection

  leigh_gate_rhi_oahi_pres_2021.pngSince the start of the pandemic, the real estate market has been a roller-coaster ride. Demand has increased significantly more than housing supply, affecting both housing costs and conditional offers.

I don’t have to tell you that the strong sellers’ market affects our business– many home inspectors have reached out to ask for answers. I will tell you that there have been many discussions at OAHI and with other inspection professionals and associations. The inconvenient truth is that there is no silver bullet, markets ebb and flow. Government policy may be the only factor that can affect the markets short-term.

As the federal election looms, it is encouraging to see that the major parties have identified Canada’s housing crisis as a major election issue. Election promises are focusing on slowing foreign investment, incentives to increase housing supply, and alter the blind-bidding process. One party went so far as to promise a “bill of rights” including the legal right to a home inspection.Of course, we know that homebuyers currently have the right to include a condition of home inspection on an offer, I wonder what the difference would be?

As most issues involving real estate are provincial, it will be interesting to see how things play out. The supply and demand issue needs attention, and home inspections need to come back – more accurately, CONSUMER PROTECTION needs to be provided as people pay more for housing than ever before.

Home inspections aren’t about “peace of mind”; a home inspection helps protect a homebuyer by educating them on the property they are investing in. We are in the consumer protection business.

I encourage you to engage with your MP candidates and challenge them on their policy regarding consumer protection in the housing market. On Sept. 20, 2021 make your voice heard.

OAHI Board of Directors - Working for You

During the summer months, the volunteers at OAHI usually take a small hiatus and reconvene in September, although this year things continue to move full steam ahead. I would like to sincerely thank the directors and committee members for their continued hard work and dedication!

•Work continues updating our Policy & Procedure manual, a massive undertaking that has not been done in some time. We are updating the manual – and some procedures – to help us do the work of the association more efficiently. Thank you to Nicole Proietti for leading this group!

•The Education Committee finished June with two great webinars, with plans to continue in the fall. The 2022 OAHI Education Conference is being planned out for the end of February. I am excited to meet in person once again.

•One of the major initiatives for this term is the construction and launch of a new website for OAHI. We are now in the design phase which will require input from each of our working committees.

•The Membership Committee continues to partner with new discount providers and renew existing. If you have not yet visited the Member Discounts page after signing in to www.oahi.com, I encourage you to do so – saving money is always a perk!

•Member renewals are going very well. We track renewal numbers during each summer and at this point we are slightly ahead of the curve. Thank you to those members who already have renewed.

Your OAHI membership fee remains lower than the cost of one home inspection per year, and once again has not increased. If you have not already done so, please visit www.oahi.com and renew this week.

Looking Ahead

  leigh_gate_rhi_oahi_pres_2021.pngHappy Canada Day! We are now halfway through 2021— a year that has been challenging for many of our businesses. Let’s look at what lies ahead…

I have received several emails and calls regarding the red-hot real estate market and the resulting lack of home inspections. I can tell you that all Ontario home inspectors share your concern, and we all want to know when business will pick up. Unfortunately, that is not easy for anyone to answer. The truth is, we cannot control the market; we need to wait for the market to balance itself out— which it will do eventually. 

In the meantime, what can we do? There are a few options to help mitigate slow times in business:

  • Marketing is certainly something that should be done constantly, although a shift towards pre-listing inspections is an emerging opportunity. Many members are seeing a significant rise in pre-list inspections. Post-purchase inspections are also on the rise.
  • Our Education Programs Committee delivered an outstanding webinar with Greensaver, to discuss energy audit opportunities as an ancillary business offering.
  • While you are marketing your business in slow times, it is also a great time to improve your own skills with education and contribute to your Continuing Education Units (CEUs).
  • Avoid price wars. Do not race to the bottom or cut corners on our Standards of Practice (S.O.P) to grow business. It is a poor business model that will affect your pricing and service offerings long after the market balances out.

It is also time to renew your OAHI membership! Thank you to those members who already have renewed (we are ahead of the curve with renewal numbers). Your OAHI membership fee remains lower than the cost of one home inspection per year, and once again has not increased. Thank you for your continued membership with OAHI, and please be sure to renew this week– we need your help to continue to improve our profession.

I have been asked by a few members, “what does OAHI really do for me?” Some of the answers may be surprising, others we may just take for granted. So here are a few that I want you remind you of as we send out our annual reminders to renew:

  • Education: OAHI member inspectors are subjected to more educational requirements than our non-member peers. The DRRC and the OBC courses that propel you to the RHI designation are not vanity— they make you a more competent inspector, which reduces liability.
  • Member Discounts: OAHI has secured various discounts for its members, including health benefits, insurance, tools, automotive services, accounting services and inspection-related ancillaries. Check out what you can save on in the Member Discounts tab— I can tell you that my HomeBinder discount alone almost pays for my OAHI membership. Add my 5 per cent HUB discount as an RHI, my CAA discount and benefits, and my OAHI membership pretty much pays for itself.
  • Professional Report Writing: Believe it or not, one of the biggest benefits (and one of the least recognised) is our report verification service. When you have reports verified, your reports are evaluated against our SOP, and given valuable direction to help you avoid pitfalls and litigation— again, making you a better inspector.
  • Advocacy: The OAHI volunteer team works behind the scenes every week to help bring you valuable business discounts, resources, and education. We also strive to help work on issues like consumer protection in a hot real estate market, and ever-increasing insurance rates. These are difficult tasks, and we need a strong membership to have a voice with our stakeholders.

If you have taken the DRRC course, the OBC Part 9 courses and report verifications, I am sure you can appreciate the value of being an OAHI member inspector. If you are still progressing through the Member Qualification System, please know that these requirements vastly improve your skills and elevate your business. Member discounts certainly help along the way.

  leigh_gate_rhi_oahi_pres_2021.pngOAHI’s 2021 virtual AGM was a great success, thanks to the hard work of the AGM committee: John Hansen for organizing the group, Nicole Proietti and Steve Love for managing proxies, votes, and quorum, Erica Phillips for managing communications, Marshall Schnapp for moderating, and Alrek Meipoom for producing the entire show!

At the AGM, we met our quorum, set the budget, assigned our auditors and passed three important bylaw changes, designed to help OAHI do its business more efficiently while staying accountable and transparent.

Following the AGM, the new board met on April 26 to determine our roles and responsibilities for the new term. Thank you to John Hansen for serving as president for the last two terms; I am privileged to accept the responsibilities of president for this term. Michael Greenberg is serving as vice-president, Bob Brander returns as treasurer, and Murray Parish assumes the role of secretary. Gerald Horace and James Buren continue to dedicate their time to the board and Enio Ferri returns as director. Thank you to Andrew Dixon for your contributions not only recently but over many years; Andrew remains as chair of our Education Programs Committee.

Please see www.oahi.com for complete committee lists. A few members have offered to volunteer on committees, and we are reaching out to you this week. If you have considered volunteering or have a particular background or skill that can be lent to OAHI, please reach out— we need the help!
 
OAHI committees are reviewing current progress and determining the goals for this term. Some of my priorities as president include:

  • Growing our membership

  • Ensuring a new and effective website is built and launched within the term

  • Continuing the update to our policies, procedures, bylaws and standards

  • Exploring options for increasing insurance costs

  • Growing our virtual education library

  • Strengthening relationships with other associations who share our goals

We have an ambitious agenda and the work of the association is completed on your behalf by volunteers. Please don’t hesitate to contact myself or any board member.

As I sit here in my office I am contemplating the upcoming AGM on April 24, which for the first time ever will be held online using Zoom. It is coming soon; keep an eye out for emails from us on the particulars and proxy forms! How the world has changed over the past year!


As a profession in Ontario, home inspectors are still waiting to hear from the provincial government about licensing: this may never come to be. We are just not a large enough of a group for them to care about in the end. This is just my opinion in any case. It is however frustrating for some of us since we have held off making pertinent business decisions since licensing can greatly affect how we do business. But keep your head up: it has to either happen or the Bill will die. It also does not help the consumer which the Bill was supposed to be all about.

It is not in my plans to continue on as president of OAHI for another term. I am sure the next president will do a great job for us all. I am equally sure you will all be as inviting to the next president as you were to me. I thank you all for the kind words over years and wish you the best moving forward. I will be staying on as past president on the board of directors and you can still reach out to me as you like.

OAHI still needs volunteers to help out with lots of things so if you can spare a bit of time each month, there are many benefits in doing so and I strongly encourage everyone to at least consider volunteering.

There is always something that you can do to help out your fellow members as well as the profession as a whole in Ontario.

We are in another month of the lockdown but I am confident we will be out of this soon. The market is fluctuating in different in the areas of the province; almost daily I am told of stories of the bidding wars and other peculiar things happening in the housing market.

Please keep your chin up and do know that we will rebound from this stronger than ever!

We are working on holding virtual Mentorship Cafés as well as building the systems to bring to you live online education sessions to help you with your educational requirements. These are planned to be recorded and we are working on the details on how to share them with OAHI members.

Our AGM will also be coming soon likely in March, this will be electronically of course.
Keep your eyes out for an email blast with the details. Remember to check your junk folder for any OAHI emails and mark the sender as being safe and move it to the inbox to make sure that you get all the important emails.

The OAHI Board of Directors and all the committees are working hard on your behalf and we couldn’t get anything done without volunteers. If you have a few hours a month and would like to be in the “know” then joining a committee is a great place to start. Imagine, working on a project that will help not just yourself but the profession in our province and perhaps beyond.

I am asked sometimes why I do what I do for OAHI. My answer is that I get more than I give!
When I work with my peers, such as the board members or committees, I am refreshed, always, to see how much we all care for the profession and all who are a part of it. This translates to all having fun and receiving a great sense of belonging and of brotherhood/sisterhood to our fellow inspectors. You see, we don’t see it as work, we see it as a calling and receive great joy in the rewards that come from the work we put in.

Hi Fellow OAHI members,
 
As I sit in my office and write this, I cannot help but to reflect on all the past year and all that it had to offer and all that it took away. There is no doubt that top of mind is that we have Covid-19 and all of the associated changes to our world and our own lives that goes with that. I know that there is so much negativity surrounding this, however I prefer to look at it from a realistic, positive perspective.

I look at the way that the humanity in most people has been drawn out. The way that we now look at our Home and all the family and love that fills it. This is a great reminder for us all why we do everything that we; family and those we care about.

The way that it has changed our industry and how we now perform inspections has also been affected and is also a part of the changes that I speak of.

The way that OAHI now has to conduct business has also changed, we now need to learn how to do things more online. Some of which is actually great since it saves us all a lot of time in the end.

It is to that end that OAHI’s volunteers on the various committee's and The Board Members must now get to work on changes. This means not only implementing them but also deciding what to even do that is the greatest benefit to our members.

This elevates the importance of our Volunteers may times over.

If as you read this you think that you can afford as little as couple hours a month for meetings and thinking and doing some of the changes that OAHI needs to do to continue to be the best Home Inspector Association in Ontario, and in my opinion Canada, then please reach out to me directly to see where the best fit would be for you. We need the help now! Please consider volunteering to help your fellow members out. You even get a break on the membership fee for doing so.

There is government help for your businesses and I hope that you have looked into it and done what you can to help yourself and your clients. After all without you, your clients would not be better off right?

COVID-19 Strikes Again!

    j_hansen_2019_ep_0315_rev_crop.pngIt is with some sadness that the OAHI board of directors announces the postponement of the 2021 OAHI Education Conference. The logistics of organizing a quality virtual conference in a pandemic age hindered our educational path forward.

The board is aware that many members count on Canada’s Premier Home Inspection Conference to earn their annual CEU requirement. We also realize that OAHI education is, and always has been, top-notch education for serious home inspectors.

To that end the board has struck an ad hoc committee to explore other educational paths in the age of the pandemic. We want you to be able to get class A education to improve your skills and assist your clients. That committee will need volunteers to develop this new educational path, so, if inclined, please contact the office (oahi@oahi.com) and add your name to the list. We will be pleased to have you. NOTE: committee work earns CEUs.

Nothing beats a live OAHI Education Conference with delegates, mentors, educators, exhibitors, sponsors, and stakeholders networking and interacting with each other all the while receiving the best in profession specific education. Count on OAHI returning to live conferences around the province once a vaccine is in wide use and provincial restrictions are eased.

Message from The OAHI Board of Directors

  radon_2121.jpgAs November is Radon Awareness Month, now is a good time to discuss the importance of offering auxiliary services such as radon testing.

The Government of Canada says, “Radon is a radioactive gas that comes from the breakdown of uranium in soil and rock. It is invisible, odourless and tasteless. When radon is released from the ground into the outdoor air, it is diluted and is not a concern. However, in enclosed spaces, like homes, it can accumulate to high levels and become a risk to the health of you and your family.”

According to Take Action on Radon, “Over time, exposure to elevated levels of radon can cause lung cancer. In fact, radon is the leading cause of lung cancer in non-smokers, causing over 3,200 Canadian deaths each year.”

  radon_booth.pngMany OAHI members are Radon Measurement Professionals, members of CARST and are C-NRPP certified, which attests to their qualifications. If you are not C-NRPP certified, you should consider this so you can offer more to your clients.  If you test for radon, add that to your OAHI profile, email signature, brochures, and your other online descriptions.  You can also link or incorporate this info sheet about radon. Download the “Radon Gas: It’s In your Home” brochure.

Furthermore, the Canadian Association of Radon Scientists and Technologists (CARST/ACSTR) reports, “A recent Health Canada survey revealed that 7 % of Canadians are living in homes with high radon levels. While all homes have some level of radon, the consideration that needs to be made when considering a purchase is how likely it is that the radon level is high, and how much it will cost to fix.”

Other auxiliary services to consider adding: Wood Energy Technology Transfer Inc (WETT), septic systems, and thermography. Watch OAHI emails for information about courses, deals on equipment etc.

I write to you after reflecting on the past several months and the COVID-19 lockdown.

This message will feel a bit more personal as this is exactly how it should feel: I feel we need to have a bit more of that after what we have all been going through.

After speaking with many of you on the phone about the trials of not only trying to do business, but also just trying to keep our heads in the game, I have a few insights that you may or may not agree with. But I wanted to share this with you in any case.

While we are past the initial phase of the pandemic, we may still have years before anything close to what we called ”normal” will prevail worldwide. But living in Canada I believe that we are in the best shape out of almost any country, and perhaps we are the best.

While the housing market— and consequently the home inspection market have been very different depending on the area that you service; some areas are very, very busy and and others are very slow. The housing market seems to fluctuate in many areas as well as week to week. I do think that we all feel 2017 all over again, but keep your head up, this will pass eventually, and it will stabilize eventually and remember that the housing market is always very volatile.

Insurance

There have been some changes to the E&O insurance. Most members are stating they have been experiencing increases around 30 per cent give or take. The cause for this has not yet been determined, but the insurance companies are saying the rise in the number of claims has driven the cost up. I have reached out to some insurance companies and have not received any replies yet, but will share them when I do. For those that remember the E&O debacles of 2013, we need to try and get ahead of this now to make sure that history does not repeat itself.

Please know that we at OAHI, your board members and committee members, are doing everything that we can to help.

One thing that you can do for yourself is to make sure that you are up to date on your education: education is the best weapon against having any claims raised against you.

We have a list going for the courses, please call or email at oahi@oahi.com to get yourself on the list of the course of your choice. We are likely to offer all courses remotely with small in person groups. So, if you live far from our office in Vaughan, OAHI will make online education available.

In closing, I want to tell you all that I am very proud to be your president and hope that you will reach out to me with any questions that you may have.

As the province reopens and home inspectors become busier, Canada Day is a good time to express deep pride regarding how Canadians have been coping and managing throughout the pandemic. We have made sacrifices and adjustments, but we have remained strong, innovative and helpful. To the essential and frontline workers, thank you.

While we can’t celebrate Canada Day they way we are used to— big barbecues, parties, fireworks at large gatherings—we still have plenty to celebrate and can do so virtually and safely. Take this opportunity to learn some Canadian history too

The past few months have been a bizarre, overwhelming, and very emotional time for all of us during the pandemic. As always, your OAHI is here for you; advocating for you as essential workers, working on safety protocols, and keeping you informed during this unprecedented time.

Your membership with the Ontario Association of Home Inspectors is important, as together we present a strong, united voice for advocacy, purchasing power and best practices. Membership renewals are due July 1; thank you to those of you who have renewed.

For the public— especially homebuyers— your membership in the OAHI reflects your credibility, work ethic and commitment to the home inspection industry.

We are working to establishing online meeting groups to keep you connected.

Since the middle of March life has really changed for us all. This has put a strain on all our bank accounts and added some undo stress for us all. I can assure you that I am right there with you, God speed to us all.

OAHI's response to the updated Provincial Essential Services list that becomes effective as of 11:59 pm April 4, 2020

Re: Home Inspections – An Essential Service in Ontario

Dear OAHI Member Inspectors and Stakeholders,

Ontario has revised the list of essential service on April 3, 2020. OAHI consulted our corporate counsel for interpretation on your behalf. OAHI’s corporate counsel has confirmed that home inspections are still essential “…in the context of a real estate transaction process…”.

OAHI strongly encourages self-isolation, physical distancing and precautions as outlined by Health Canada. Please visit the Health Canada information webpage.

Should you decide to perform home inspections during the pandemic, OAHI urges you to enforce physical distancing on site and limit your risks, including, but not limited to the following protocols:

• Include cleaning and disinfecting products in your tool kit, including such things as hand soap, hand sanitizer, disposable hand towels, disinfecting spray and/or wipes, gloves, masks, shoe covers, etc.

• Wear new, disposable gloves during each inspection.

• Do not touch your face.

• Cough or sneeze into your elbow.

• Avoid any physical contact; always maintain a 2-meter distance from others.

• Clean and disinfect your tools after every inspection.

• Wash your hands frequently and thoroughly with soap and warm water.

• Ask realtors to disclose any party that may be at risk or unwell and recognize symptoms may be delayed, or information may not be available.

• Limit inspection attendance as much as possible; encourage sellers to leave the house, buyers to not attend, and realtors to wait outside. Review inspection reports by phone or teleconference.

• Postpone or cancel any work if you feel unwell or unsafe.

The pandemic is a rapidly changing crisis. As events unfold OAHI will work hard to keep you informed. Above all, please consider the health and well being of your community.

Hi John, this is further to your request of late in the day today, asking for my opinion as to whether home inspectors are included in the Government of Ontario revised list of essential workplaces in response to COVID-19 (the “List”) issued on April 3, 2020.

 I am pleased to answer your question. I bring to your attention the following paragraphs of the List and make the following comments in relation to the List:

  1. Home inspectors are not specifically named in the List;

       2.  However, paragraph 1 of the List reads, as follows: “Businesses that supply other essential businesses or essential services within Ontario

       3.  Paragraph 16 of the List reads, as follows: “Businesses that provide the following financial services. 

            v.  Real estate agent services.”

  1. Paragraph 20 of the List reads, as follows: “Maintenance, repair and property management services strictly necessary to manage and maintain the safety, security, sanitation and essential operation of institutional, commercial, industrial and residential properties and buildings.”
  1. Paragraph 34 of the List reads, as follows: “Businesses that deliver or support the delivery of services including:

           vii. Professional and social services that support the legal and justice system.”

As such, the Government appears to consider that actors in the real estate transaction process are an essential service on the List.

 Based on the foregoing paragraphs of the List, my opinion is that home inspectors performing a home inspection in the context of a real estate transaction process are implicitly included in the List through the language of paragraphs 16 and 34, or paragraphs 16 and 1. In other words, when home inspectors are asked to perform a home inspection as part of the real estate transaction process, then they can be said to be supporting the work of an essential business performing real estate agent services (paragraphs 34, 16 and 1). Alternatively, home inspectors could also be said to supply services to businesses performing real estate agent services (paragraphs 16 and 1).

As for home inspection services performed outside of the context of a real estate transaction process, the List is less clear as to whether such services would be included. As such, I am not able to authoritatively state that such services are covered by the List unless individual inspectors believe that there is a valid argument that their services are part of a business that support the safe operations of residences (paragraph 20) or, alternatively, if this work is performed in support of a business that is otherwise an essential business or service (paragraph 1).

 I trust that this is helpful and remain available to answer any question that you may have.

I am so pumped about the 2020 OAHI Education Conference. We’re headed back to the GTA: the Holiday Inn Burlington Hotel and Conference Centre, Feb. 28, 29 and March 1. Our theme is 20/20 Vision for Success. We are proud to welcome home inspectors of all abilities from student to RHI to Canada’s Premier Home Inspection Conference.

We have a great line up of educators plus the offsite inspection program and the OAHI-RHI Mentorship Café to reinforce one of the OAHI’s keys: educate; the others are to cultivate and advocate.

To those ends we are pleased to have two representatives from the real estate industry address the conference: Kathy Della-Nebbia, president of the REALTORS® Association of Hamilton-Burlington (RAHB) and Tim Hudak, CEO of the Ontario REALTORS® Association.

Our sponsors and exhibitors include some of our stakeholders. It’s important for you to talk with them, ask questions, and support them: their products and services. You never know where those new connections will lead or how they can help you succeed.

The Ontario Association of Home Inspectors hosts the largest and best home inspector educational conference in the country. No other association comes close to the amount of education that is available in three days.

On the first day of the conference (Feb. 28), home inspectors of all levels participate in the offsite component for a detailed inspection of a Hamilton 1920s home and a tour of a local manufacturing plant along with a debrief and report writing back at the hotel. This popular program includes engagement with veteran home inspectors for a valuable and unique experience.

There’s a lot more education available starting Saturday morning; in all, home inspectors can earn up to 21 Continuing Education Units (CEUs) in one weekend learning from the best and talking with their peers and colleagues. This is especially important for those upgrading their membership in the OAHI and on their way to the RHI designation.

We regulate our members under provincial legislation: the RHI was established by Bill Pr158, An Act respecting the Ontario Association of Home Inspectors, which received Royal Assent on Dec. 9, 1994. The RHI designation is 25 years old.

The Act gives OAHI members the exclusive use of the Registered Home Inspector (R.H.I.) designation, a responsibility the association takes seriously. In Ontario, only OAHI members may use the designations “Registered Home Inspector” and “R.H.I.”

As such, we work hard to protect the RHI designation, which is considered the highest standard in the home inspection industry and well-respected among stakeholders. OAHI cultivates the best use of the RHI designation through continuing education and effective advocacy.

Happy Holidays

relaxing-1979674_1920.jpgI hope you take time out of your busy schedules to celebrate the holidays with friends and family be they near or far and to just get some downtime, curling up by a roaring fire, with a book/your favourite hot drink. Take a cue from the Danish concept hygge.

As home inspectors we spend a tremendous amount of time on the roads and on our businesses and while we enjoy the work. It’s nice—and important to take a break.

Let’s enjoy the wonders of the season: a fresh blanket of snow, children giggling as they open presents, carolers, silence, hugs from loved ones, fresh baked cookies, spending an entire day indoors in something cosy.

Remember, sometimes the best gift we can give is time: a walk with a loved one who doesn’t get out, listening to a child as they share their excitement about anything and everything, cooking that treasured family recipe with a new member or just ice skating followed by hot chocolate— with marshmallows and whipped cream of course.

In the hustle of bustle of December and with the year winding down it’s easy to get overwhelmed.

There’s so much going on: hopefully your business is thriving and your social calendar is filling up. But in all the rush to get things done don’t forget about safety.

Give your self extra time to clear snow off your vehicle and get to your destination: clear all of the windows with the right tools, don’t just use the wipers. Please clear the snow and ice from the top of your automobile. Make sure you have enough windshield wiper fluid and that your tires are well maintained. Keep a winter road safety kit in your car in case of emergencies. Keep your equipment and purchases covered and out of view of prying eyes. Carry less stuff to and from your car at a time even it means more trips.

Slow down: sidewalks and roads are slippery and be aware of falling ice. Wear proper shoes for warmth and safety. Around your home, make sure your walkways, porches and steps are clear of ice and snow. Hopefully you’ll have a lot of deliveries and guests over the next few weeks.

Be careful when decorating the exterior and interior of your home: use a spotter, don’t overload outlets. Be mindful of pets and curious children who don’t know any better and are excited by all the lights, smells, shiny objects and things to pull on and get into.

In Canada November is typically a time of Remembrance: Remembrance Day is Nov. 11. It’s a time to reflect on the sacrifices— in countless cases the ultimate sacrifice— our military service people have made for us, for our freedoms. It’s also a time, but not the only occasion to thank our war vets for all they have done for us.

According to the Canadian War Museum’s website: “Remembrance Day occurs in Canada each November 11. It is a day of national commemoration for the more than 118,000 Canadians who have died in military service. The costs for Canada, with its relatively small population, have been substantial.”

PRESIDENT’S MESSAGE

Hello OAHI members. I hope you are having a great summer: getting a little down time and a little fun time. We’ve been blessed with some wonderful weather and as our Members Perks Plus Partner Health Plus pointed out in a blog post, it’s important for our health to spend time with our friends.

On a more serious note, we’ve been seeing more and more of the effects of climate change on our homes and our lives, whether it’s with docks that are now under water — or close to it— due to rising water levels in some areas, or localized flooding or changes to our food supply due to the impact on growing conditions. As home inspectors we are in a unique and special position to talk to homebuyers about carbon footprint issues and flooding risk factors with their homes, whether they are rural properties with docks, septic systems, and outbuildings to condominium units, new homes or typical resale houses.

As a home inspector your training can provide insights to homebuyers to help them address climate change at the home level. As an OAHI member your ongoing, mandatory training is a solid base from which to personally and professionally affect climate change. Promote your training and the courses you’ve taken.

Some of the areas that directly impact consumer protection and climate change include Complying with Energy Efficiency Codes in Ontario, damp proofing, waterproofing, windows and skylights, structural requirements, attic and roof spaces, heat transfer, air leakage, condensation control, electrical facilities and the like. Continue to take courses offered by OAHI and at the OAHI Education Conference so you can have informed conversations with homebuyers about how small improvements can help them reduce energy bills and their climate change footprint. Use your OAHI education to your professional advantage; happy clients are repeat customers.

j_hansen_2019_ep_0315_rev_crop.pngWell it finally feels like spring is here— sort of—and summer is hopefully on the horizon. Why not take this time to spring clean your business: image, tools, vehicle, website and social media presence?

Whether customers see you for the first time in person, online or your automobile, you want that first impression to reflect you as a professional and your skills, especially your attention to detail. Furthermore, you want those who refer you to potential clients to continue to feel confident in their work with you.

OAHI has a relationship with Mark's Commercial so consider them for your work wear needs.

Update your profile photo(s) on your business card, other print marketing materials and across your online platforms: Facebook, Twitter, LinkedIn, your website and of course the OAHI website, especially if you have changed your look recently.

Many people search online for home inspectors so make sure your online presence reflects how you work. Eliminate or bury dated images and irrelevant content. Add new content such as courses you have taken, your new rank e.g. RHI, blog posts (you can always link OAHI’s blog to your website), photographs, and testimonials from satisfied clients. Adding fresh content periodically helps potential clients find you since search engines prefer sites that are updated regularly.

Don’t forget to spring clean your office too. It’s important to be able to find your tools, marketing materials (might be time to refresh them too), client leads, and business documents etc.

I just wanted to express my gratitude for the time, energy and expertise that volunteers with the Ontario Association of Home Inspectors give to the Association. We are grateful for your unwavering support every week, every day– not just at special times of the year.

OAHI members volunteer on the board of directors and several committees:

• Admissions Review Committee / Board of Examiners
• Bylaws

• Discipline & Professional Practices Committee (DPPC)

• Education Conference Committee

• Elections Committee

• Finance Committee

• P&P Committee

• Public Relations Committee

• Technical Review Committee

• Website Committee

These committees have been key to building OAHI into Canada’s largest home inspection association and Canada’s largest home inspection conference. 

Volunteers advocate on your behalf with the provincial government, real estate professionals, colleges to help develop policies and procedures, work on OAHI’s branding, contribute to OAHI’s blog and so much more.

They also run the Regional Meeting Groups (RMGs). These groups are open to all OAHI members from across the province. Volunteers get the guest speakers and do the logistics that make the meeting groups one of OAHI’s keystones. Click here for more information about the RMGs.

The membership committee works with vendors to secure some time and money saving benefits for OAHI members; As well as many other items that benefit the OAHI memnbers.

Although it’s only been a few weeks since taking on the role of president of the Ontario Association of Home Inspectors (OAHI) I’m raring to go, full of hope and ideas, along with respect for the work laid down by past presidents and volunteers including immediate past president Murray Parish. That was a touching and well-deserved tribute to him at the 2019 OAHI Education Conference. It was nice to see other past presidents at the conference too, volunteering at the Mentorship Café and helping with the Association. OAHI is grateful for your past and continued contributions.

I am so proud to be able to be president of an amazing association, with such a great board full of awesome people.  The 2019 OAHI Board of directors consists of Andrew Dixon, vice-president, Bob Brander, treasurer, Leigh Gate, secretary, and directors James Buren, Mark Diplock, Darcy MacLeod, Gerald Horace, Michael Greenberg and Murray Parish, past president.

Some of the programs we will be promoting are TechTalk and the Members Perks Plus. If you don’t know what these are please go to OAHI.com and sign in the click the appropriate tabs; there are some great programs there that can save you money. The Committee has worked hard to negotiate these for you, please make use of them.

We look forward to leading OAHI through these times leading up to home inspector licensing and strengthening our position in the home inspection industry through our three keys: educate, advocate and cultivate.

OAHI is your association. Let’s continue to work together to make OAHI a leader in the home inspection industry to help you become a better and more highly regarded home inspector.

OAHI member inspectors see homes differently


 

Recently the provincial government announced its plans to launch consultations to modernize real estate laws: The Real Estate and Business Brokers Act: It’s important to note that in its announcement “Ontario Government Launches Consultations to Modernize Real Estate Laws” our industry is mentioned under “What to know before buying a home. See “Getting a home inspection” and “Hiring a home inspector.”

The Ontario Association of Home Inspectors (OAHI) recognizes the work being undertaken by the provincial Ministry of Government and Consumer Services (MGCS), the Real Estate Council of Ontario (RECO) and the Ontario Real Estate Association (OREA) in strengthening consumer protection and modernizing regulations surrounding real estate transactions.

Over the past few years your OAHI leadership has been working closely with the MGCS to advocate for home inspectors in Ontario and in the interests of consumer protections. We continue to have meetings with senior MGCS staff on licensing.

Make sure your voice is heard. OAHI encourages its members to fill out the online survey. The deadline is March 15, 2019.

Inspectors it’s cold outside. The snow, wind and rain seem to have finally come to Ontario. What are we going to do? Firstly, let’s use the buddy system when going out inspecting, let someone know where and when you are inspecting especially in the rural areas. Dress for the conditions of the day and take essentials just in case.

When we are not Inspecting, this is a great opportunity to enhance our professional profiles, both online and professionally. The membership committee has been working on many new ways for you to do this, some from your home or office. I have provided details here. As 2018 winds down it’s time to consider planning for 2019. The next few weeks are a good time for reflection and goal setting: professional and personal and looking towards what you want to achieve in 2019. Work on projected planning during some quiet time. Set SMART goals: Specific, Measurable, Attainable, Relevant, and Timely.

On a professional level, consider planning to be more engaged with OAHI as a board member or a committee member. Help provide input and direction for your association. Volunteering with your association can increase your public and professional profile. Your time with the association is not only appreciated but gratifying.

Plans are well underway for the 2019 Education Conference, which will be held March 1-3 in Kingston, so mark your calendar. The conference offers a fun way to earn your continuing education units (CEUs) and interact with home inspectors from all areas.

Speaking of education, plan to maintain or upgrade your membership level in OAHI, by taking courses and attending events held by your regional meeting groups. I’ve enjoyed taking the Home Flood Risk Assessment Training course at Seneca along with other OAHI members and connecting with home inspectors at OAHI  meeting groups. The fact that membership levels in OAHI are earned through education is what strengthens your brand and that of the association. Courses are listed on the OAHI website and in the email blasts.

On behalf of the OAHI membership, I’d like express our wishes for a quick recovery to those affected by last week’s tornadoes.

To the hundreds of people in Ottawa-Gatineau and surrounding areas, our thoughts and prayers are with you as you navigate this difficult time. Thank you to the first responders and volunteers who have been working around the clock to assist those in need. All the best to our inspectors and their families.

To the members who have been contacting the office and myself about non-OAHI members using the RHI designation, thank you. OAHI’s corporate legal team is working to address the misuse of the RHI designation.

There is a difference between a provincially recognized designation and a trademark. These should be noted.

 

Education

I trust you had a great summer and are looking forward to fall. Going back to school isn’t just for kids.

Education is one of OAHI’s keys; as such it is important for OAHI member home inspectors to take new training to acquire the necessary Continuing Education Units (CEUs).

This isn’t just about random numbers. Ongoing education differentiates OAHI member home inspectors. After you take a course add it to your member profile page. Add it to your own webpage and social media channels so when homebuyers look for you, they can be rest assured you have the latest training. It adds to your value.

OAHI is proud to have partnered with the Intact Centre on Climate Change and Adaptation (ICCA) at the University of Waterloo. Through Seneca College and Fleming College, the ICCA is presenting its Home Flood Risk Assessment Training Course (HFRAT). OAHI members in good standing who complete the course will receive a reimbursement of 20 percent off their course fee. This is one of the benefits of being an OAHI member. We are always advocating for you.

Speaking of education, the next OAHI Education Conference will be March 1-3 in Kingston, ON. This is a great way to earn more CEUs, network with your peers and have a great time. Andrew Dixon, RHI and his team are working to create another great conference.

The restructuring of CAHPI National into a provincial, member-funded association has lead to a recent email indicating you need to be a CAHPI member to be an RHI or use the designation of Registered Home Inspector (RHI). This is false; the Act, Bill Pr158 (An Act respecting the Ontario Association of Home Inspectors) is clear on this, only qualified OAHI members can use the designation of Registered Home Inspector (RHI). OAHI has begun the necessary process to enforce the Act and non-OAHI members claiming the Registered Home Inspector (RHI) designation listed on other websites will receive notice in the near future.

Your OAHI President Murray Parish, along with fellow board member Enio Ferri were invited to meetings with the Ministry of Government and Consumer Services (MGCS) on Feb. 26 and 27 regarding Bill 59.  Bill 59, the Putting Consumers First Act, which includes the Home Inspection Act, 2017. One of the goals of this act is to license home inspectors.

According to the MGCS, more than half of all practising home inspectors in Ontario are members of the OAHI. For the MGCS that that means those members have accepted the OAHI’s guidelines: Mandatory educational requirements, mandatory E & O insurance, standards of practice, mandatory continuing education, all part of the RHI designation qualifications.

The OAHI was established in1994 under Bill Pr158— the first Act to regulate home inspectors in Ontario—and continues to operate under those parameters as well administer them.

In 1994 Bill Pr158 created the only government recognized body of Home Inspectors in Ontario, the Ontario Association of Home Inspectors.

The OAHI was empowered to provide the designation of Registered Home Inspector to qualified Members. The requirements for this designation are the highest in Ontario to date. All membership levels of OAHI aspire to achieve and maintain this designation. Members of OAHI are required to adhere to a Code of Ethics, Standards of Practice and Continuing education; consequently, OAHI inspectors are the best inspectors in Ontario.

This is not so for all Ontario home inspectors and to this end The Ministry of Government and Consumer Services (MGCS) has requested input from all stakeholders in regards to Bill 59 an Act to Regulate Home Inspectors.

With this in mind, I would ask that all members complete the survey and the (Implementing the Home Inspection Act, 2017 Consultation Paper): link.

The Ad Hoc LHI Committee created by the OAHI membership will be drafting a response to this request. It will be posted on the OAHI Members Forum for review /discussion. Members that have completed the documents are encouraged to post them to the forum, simply by adding to the discussion trail or by sending to president@oahi.com for anonymous posting. Licensing Update

As Ontario’s largest home inspection association, it is imperative that OAHI members respond to the provincial government’s request for input on “Policy Proposals to Develop Regulations under the Home Inspection Act, 2017.”

This is your chance to be heard and reinforce OAHI’s positioning in the home inspection industry and with the Ministry of Government and Consumer Services (MGCS).

 

Last month OAHI sent a letter to MGCS which read in part: “As regulations for the Home Inspection Act 2017 are developed, the Ontario Association of Home Inspectors (OAHI) would like to remind your Ministry we are still committed to assisting your efforts to license home inspectors: a continuation of our past lead role in regulating home inspectors.”

“We Want Your Input on Policy Proposals to Develop Regulations under the Home Inspection Act, 2017

The Ministry of Government and Consumer Services is seeking input through a consultation paper and industry survey to support the development of regulations and implementation of the Home Inspection Act, 2017.
The consultation paper and industry survey are now posted on Ontario’s Regulatory Registry for public feedback for 58 days until February 16, 2018. The ministry will be taking the feedback it receives into consideration as it develops draft regulations.

We encourage you to provide feedback on the consultation paper. If you are a home inspector, home inspector provider, or a representative of a home inspector organization, please additionally complete the industry survey.  Open Letter to The OAHI Membership

Hello OAHI Members:

I trust that you are all well, enjoying the summer and that you are prospering.

I am writing to you at the direction of the Board of Directors of the Ontario Association of Home Inspectors regarding changes at CAHPI National and how they affect the relationship with OAHI and you. You may have read their recent August 8, 2017 newsletter detailing the restructuring of national from an association of Canadian provincial home inspector associations to an individual member based association.

We, the board of the Ontario Association of Home Inspectors did not vote for, nor do we approve of this restructuring, and we have made our view well known to their board.

For some years national has been drifting away from its original intent – to serve its provincial members - towards an autonomous, unresponsive entity still funded by Canadian inspectors. In our view, its accomplishments are in the past, it has become less valuable as a resource, and in many ways unnecessary. Home Inspection is a provincial matter, not a federal matter and the feds do not appear interested in inspectors. Recently one provincial association (BC) has left the national and others are close to leaving.

National has read the writing on the wall and decided to restructure to compete directly with all provincial associations. For many, many years the members of OAHI have questioned the value of national and the need for us to fund it; it is a recurring theme whenever we get together. We can all agree that the dues paid to national could be better used in Ontario or simply left in your wallets.

Many of you have just recently renewed your OAHI membership. To that end your BOD will review our financial commitments and consider how to return any uncommitted amounts directly to you; you can better decide how to spend your hard-earned money in 2017 and the years going forth.

Our formal association with national will end soon. We have informed national in very clear terms that they do not have licence to use our member email list for any other purpose than the distribution of the remaining CAHPI newsletter and/or magazine, and that licence expires when our current membership term expires. By our count the recent newsletter August 8, 2017 is their last using our email list.

Let’s all breathe a collective sigh of relief, your AGMs just became shorter, your financial commitments lighter and our path together clearer.

OAHI ready to work with the Province on licensing home inspectors

Updates on the Home Inspection Act, 2017 from the Ministry of Government and Consumer Services 

“As you know, Bill 59, the Putting Consumers First Act (Consumer Protection Statute Law Amendment), 2017 received Royal Assent on April 13, 2017. It enacted a new statute called the Home Inspection Act, 2017. The HIA establishes a mandatory licensing regime for home inspection providers and home inspectors which would be administered by a new administrative authority (AA).

Please note that the HIA is not yet in force and would come into force on a date, or dates, set by proclamation of the Lieutenant Governor.

There are a number of key steps that would need to be taken before the mandatory licensing requirements could take effect. The ministry will need to develop regulations to set out the details to support the implementation of the HIA. We will be undergoing consultations to support the development of regulations in 2017.

The ministry is unable to confirm at this time when the HIA will be proclaimed into force or when draft regulations will be available to the public. However, our intent is to work as quickly as possible to develop regulations and implement this important legislation.

2017 Education Conference 

The 2017 OAHI/CAHPI-ON Educational Conference (held March 3-5) was a real time display of how volunteers can make a difference. Andrew Dixon and the Education Committee, along with Erica Phillips held an outstanding conference for over 200 OAHI members.

The 2017 AGM was held on March 4: business was conducted after quorum was achieved.

 Bill 59 – Putting Consumers First Act -SCHEDULE 1 HOME INSPECTION ACT, 2017

OAHI was invited to present to the Standing Committee on Social Policy. As we have recently learned, a few changes came from the Committee review of the Act.  View the Hansard transcript. The Act has been sent to the House for debate, Third Reading on March 20 and Royal Assent. The regulations will then be created. Thank you to the OAHI members who made submissions to the committee.

Moving forward, OAHI will continue to advocate for home inspectors and for consumer protection. We have and will continue to work with all mutual stakeholders in our quest.

It’s been a very busy few months ensuring OAHI members’ directions from the AGM are being followed regarding provincial home inspector licensing. Under Bill 59 – the Putting Consumers First Act – Schedule 1 – Home Inspection Act, 2016.

Working with your PR committee, we prepared an electronic press kit (EPK), which outlines OAHI’s history as a leader in Ontario’s home inspection industry and our concerns about home inspector legislation.

In October I met with two staff members at the Ministry of Government and Consumer Services (MGCS) and we discussed the EPK.

In November I attended the MGCS press conference, which introduced Bill 59. I also followed second reading of the bill. That EPK has been sent to MPPs who commented on home inspectors during second reading.

Updates have been posted to the OAHI Members Forum, Facebook and Linkedin. Members are encouraged to visit the OAHI Members Forum to read the Hansard transcripts of the debates. OAHI’s expertise and experience were mentioned a few times during second reading, however there was still a tremendous amount of misinformation about legislation and what home inspectors do.

“Anyone with a flashlight and a business card can be a home inspector” has been stated more than once.

Several MPPs have stated they hope OAHI’s work over the past 20 plus years will be considered while moving forward with this bill.

On Nov. 25, I met with MPP Vic Dhillon (Brampton West). Dhillon sits on the Standing Committee on Social Policy. Debate on Bill 59 finished on Nov. 30 and the bill was referred to the Standing Committee on Social Policy. EPKs have been sent to all members of that committee and we met with Jagmeet Singh MPP (Bramalea-Gore-Malton) and vice-chair of the Standing Committee on Social Policy on Dec. 9. A meeting with Granville Anderson, MPP (Durham) and a member of the Standing Committee on Social Policy is scheduled for later this month along with Andrew Dixon, who lives in the riding.

Home Inspection: Announcement to be made by Minister Lalonde -August 17, 2016

"On behalf of the Ministry of Government and Consumer Services, I would like to invite you to attend an announcement to be made by Minister Marie-France Lalonde on August 17, 2016. I am sorry for informing you about this on such short notice.

Ontario will be moving forward with plans to introduce proposed legislation this fall that would, if passed, regulate the province’s home inspection industry. The proposed legislation would create licensing requirements for home inspectors that would help to ensure Ontarians obtaining home inspections benefit from high quality advice, and are better protected from potential surprise costs and safety issues regarding a home.

Protecting Ontario’s consumers is part of the government’s economic plan to build Ontario up and deliver on its number-one priority to grow the economy and create jobs.

The event will take place on Wednesday, August 17, at 1 p.m. at Campbell House (160 Queen St. W, Toronto). The Minister will address the media and announce the government’s intent to introduce this proposed legislation later this year.

Shortly after the 2016 AGM, the Licensing Home Inspectors Committee was formed and went to work. One of the recommendations was to obtain the services of outside support. The board of directors approved retaining Earnscliffe Strategy Group for a short trial period.

Shortly after this, the Ontario Association of Home Inspectors was invited to a meeting with the Ministry of Government and Consumer Services in early May. At this time, they disclosed that they did not feel the PR158 could remain with the new model of Licensing. At this time Rob Cornish (vice -president of OAHI) Julie Garner (Earnscliffe) and Myself were able to demonstrate to the representatives that OAHI and the PR158 were not the concern and that we were there to assist, as we have in the past. Another meeting was proposed for end of June to discuss further options.

The OAHI board of directors called a Special Members meeting for June 11, 2016 at the OAHI office to change two bylaws and approve the expense of bringing on Earnscliffe. Quorum was not achieved and the meeting did not proceed.

I would like to take this opportunity to personally thank all 117 members that attended the meeting in person and by proxy.

A general discussion with the members present proceeded. A message to membership was sent, within which was the question of hiring Earnscliffe to assist in the decision of calling another meeting. There were 159 respondents. No meeting will be called.

With the recent Liberal cabinet shuffle we now have a new Minister at the Ministry of Government and Consumer Services. OAHI will continue to advocate for all Home Inspectors of Ontario.

The Ontario Association of Home Inspectors is once again at the forefront of the home inspection profession in Ontario.

In an effort to raise the bar for consumers and the home inspector, we are working within the parliamentary channels to ensure your voice is heard. This process requires funding and patience. The funding for this project will come from the cash reserves on hand upon Your Approval.

The MGCS Licensing Panel and its report are at the forefront of most discussions. That being said, the mention of OAHI and RHI is not inside this report, nor is it mentioned in the recent Bill 165. This is a concern to OAHI and its membership at large.

We have called a Special Members Meeting to address your concerns and views on June 11, 2016 at the OAHI office at 9 a.m. Registration is at 8:30 a.m.

Bill 165           An Act to regulate home inspectors

 

 As President I want to let you know about the introduction of provincial legislation introduced on Feb. 22, 2016. It's now been several years since the Ministry of Government and Consumer Services let it be know that they intend to regulate home inspectors by an external self-regulating and self-financing body known as a Designation Administrative Authority (DAA).

 This proposed legislation simply gives the government ministries the power to set standards for licensing, qualification, performance standards, insurance and any other matters related to performing home inspections in Ontario. It also lets the government designate an existing not for profit corporation as a DAA and sets accountability and operating standards for the DAA. 

The first question you will likely ask is how this legislation will affect existing OAHI member home inspectors and non-member home inspectors. The answer is that the legislation does not mention the issue. It leaves it up to the DAA to decide. We speculate there will be some form of grandfathering, but there could be some form of testing. We can expect that there will be some time to migrate to the mandatory licensing as proposed.

The second question you will likely be asking is what happens to the OAHI. The answer is that it is not mentioned in the proposed legislation. We know that the pre-existing Ontario Association of Home Inspectors Act (PR158 from 1994) is a problem for the government, since there can not be two competing regulatory Acts for the same group and there is no precedent for taking away previously granted rights. We expect to have formal discussions with the government and will have a lawyer working on our behalf.  Among the future possibilities are the OAHI becoming the DAA, the OAHI becoming a separate member advocacy body and the OAHI dissolving.

The third question you will likely be asking is whether I should renew my OAHI membership if there will soon be a new licensing body in place. The answer is that you need to maintain your membership to ensure that your credentials remain current and that you can take part in any future grandfathering, should it occur. The board considers there will be no change at this time to our education and business plans. There will be no change to the OAHI Annual Meeting or the OAHI Conference, except that we will make time for discussions of these recent developments and hear your views.

The OAHI/CAHPI-ON 2016 Educational Conference March 4 to 6 2016 theme is Energize Your Business. The goals of the Conference are to enhance home inspectors’ knowledge as professionals to increase the credibility of our industry.
