     DEFECT RECOGNITION & REPORTING COURSE (Mandatory course held on selected weekends-See Schedule)

    This mandatory baseline course (click on Baseline Accreditation at the left on this page) is only offered by the OAHI on weekends. You do not have to be a member of the OAHI, to take this course, however, you may want to inquire about obtaining "Student" membership status with the OAHI in order to obtain the 'member rate' for the course, and acquire all the other benefits of membership.     How to Register:

  • RESERVE YOUR SPACE BY COMPLETING AND SIGNING THE REGISTRATION FORM, THEN FAX OR MAIL THE FORM WITH PAYMENT TO THE OAHI OFFICE.

  • FOR ALL REGISTRANTS:
    For all persons who register for these courses, class selection is conducted on a "first come, first serve" basis. There is a maximum of 30 students per class. The first 30 Registration Forms received (for each class) with payment by the OAHI office will be recorded on the Class List. Post-dated cheques are not accepted. If the class you chose is full, you will be notified that your name has been placed, in the order it was received, on the Class Waiting List and on the Class List for the next scheduled class. If, while on the Class Waiting List, a space does become available for you in the class you chose, you will be notified. Otherwise, your registration will automatically be transferred to the next scheduled course date. Your course registration payment will not be processed until you get into a class.  Further notification would be provided as needed.

  • Credit Card Payments: If paying by credit card, fill out all the required credit card information with signature authorizing payment on registration form.

    Cheque Payments: All cheques should be submitted with this Registration Form and made payable to the Ontario Association of Home Inspectors. If you are registering for more than one course, please issue separate cheques for each course, on account of the likelihood that your payments would be processed on different dates.

    This Defect Recognition and Reporting Course is unique in North America and is a mandatory course for those wishing to become a Registered Home Inspector.  The course has recently been overhauled with an increased focus on professional practices and report writing rather than defect recognition and may soon be renamed to reflect that.

    The defect recognition content of the old course has been separated out will be offered separately as a two day course in the near future.

    The DRRC is intended to educate prospective home inspectors on the Standards of Practice, legal ramifications, and basic procedures for both conducting and documenting a home inspection. It simultaneously seeks to protect the public by establishing a minimum standard of performance, and protect the prospective home inspector by demonstrating the minimum requirements and appropriate communication methods.

    Delivery relies on multiple instructors to provide different perspectives of the industry, which in turn gives prospective Inspectors the broadest understanding of the industry. Case studies, photographs, shared experiences and the instructors’ knowledge are all used to illustrate technical issues in a procedural and legal context.

    There are 13 modules covering: the regulatory and legal environment, effective report writing, communication and risk management, health and safety issues along with high liability deficiencies are covered during this four day course.  The course concludes with a final exam on the afternoon of the fourth day which participants must pass with a minimum 70% grade.

    OBJECTIVES:

    • To understand the role and responsibilities of the Home Inspector and the legal environment under which home inspections are performed.
    • To understand the methodology and limitations of an OAHI Standard inspection and the expectations of the home inspector.
    • To develop effective verbal and written communication skills.
    • To understand the relative importance and prioritization of defects.
    • To understand the importance of referring specialized evaluation when conditions are beyond the scope of the home inspector.

     

    CD ROM of the Defect Recognition Course
    CD ROM of the Defect Recognition Course: Who is this CD for? All home and building inspectors and potentially anyone involved in the checking of buildings. No longer does the student merely absorb the material, today the CD has revolutionized the computer industry. This CD Rom on Defects allows the viewer to actually take part in the process, selecting what information they need to hear, and having it presented to them in the form of text, sound, animation, still images and video all at once. It is a good study tool (optional) for the Defect Recognition course, and simply enhances the learning experience. The CD is available from the OAHI office. The cost is $28.25 ($25.00 + $3.25 HST) for those who have taken the course or who are scheduled to take the course; and for those not scheduled to take the course the cost is $56.50 ($50.00 + $6.50 HST).

    Part 9 Courses: Ministry of Housing Certificate courses

    The two Part 9 mandatory courses are available from the OAHI on weekends: Part 9: Building Envelope and Part 9: Health & Safety. They are also available at many community Colleges. You do not have to be a member of the OAHI to take these courses, however, you may want to consider taking out 'Student' membership status with the OAHI in order to obtain the 'member rate' for the courses, and acquire all the other benefits of membership.     It is advisable to pre-register well in advance for these weekend courses as they tend to fill up rapidly.

    NOTE: These courses are very intense when they are held on weekends, and candidates without a strong technical background in the housing sciences, should perhaps consider taking them at a community college.

    Ontario Building Code Part 9:the House - Building Envelope

    This is a five day (38 hour) basic Part 9 course, offered in 4 days, dealing with plan examination & inspections of the house structure and the building envelope. It includes the following topics:

    An Introduction to the OBC; The House - General; Difficulties Confronting Building Inspectors; Reading Plans; Building Permit Application; Site Plans; Footings; Foundation Walls; Concrete Slabs on Ground; Roof and Ceiling Construction; Floor Construction; Wall Construction; Other Structural Components.

    Note: This course and Part 9: The House - Health & Safety comprise the former Part 9 - The House

    Ontario Building Code Part 9:the House - Health and Safety

    This is a five day (38 hour) basic Part 9 course, offered in 4 days, on the plan examination and inspection of health & safety related aspects of the house. It includes the following topics:

    An Introduction to the OBC; The House - General; Fire Safety & Protection; Chimneys; Fireplaces; Inserts & Solid-fuel-burning Appliances; Stairs; Guards; Insulation; Health & Comfort Requirements; Party Walls; Final Interior Inspection; Final Exterior Inspection.

    A 2.5 hour exam is held on the last day of each of these courses. A pass mark of 70% is required in the exam. If you do not reside within close driving distance of the venue, you are encouraged to stay at accommodations nearby. This will give you the opportunity to study in the evening and discuss the issues that arise during the course with the other participants. You will need all the time available to you to achieve good results.

    IMPORTANT:
    Pleased be advised that the Ministry of Municipal Affairs and Housing will now be offering the OBC Part 9 courses using the 2006 Building Code Compendium. You have the option to purchase the binder format or paperback format which MUST be brought to class with a calculator. Please have your binders assembled prior to class and read the first six pages of the Preface at the beginning of the book prior to the class.  They can be purchased through Orderline, 435 Horner Ave., Unit #2, Toronto (416-369-9005 or 1-888-361-0003 or www.orderline.com) or Publications Ontario, 777 Bay St., Toronto (1-800-668-9938).  Orderline offers package deals for these books and more.  Also, bringing a highlighter pen and Post-It notes would be beneficial.  You will find the 1997 code book useful for future reference.
